An EICR is a thorough inspection and test of a property's fixed electrical installation. It covers the consumer unit, wiring, sockets, switches, light fittings, earthing and bonding. Each circuit is tested, and anything that doesn't meet the current standard is recorded with a code that shows how urgent it is. We carry out EICRs in Bury St Edmunds and across West Suffolk.

We carry out EICRs for private landlords, letting agents, homeowners, buyers and commercial premises across West and Mid Suffolk, with clear reports and an honest explanation of the results.

EICRs for landlords

Under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, extended to social housing in 2025, all landlords in England must have the electrical installation inspected and tested at least every five years by a qualified person. Councils can fine landlords up to £40,000 for breaches. Landlords must:

  • Give a copy of the report to existing tenants within 28 days of the inspection
  • Give a copy to new tenants before they move in
  • Give a copy to prospective tenants within 28 days of a request
  • Provide a copy to the local authority within 7 days if requested
  • Complete any required remedial work within 28 days, or sooner if the report says so
  • Get written confirmation that the remedial work has been done

Understanding EICR codes

  • C1: danger present. Immediate action is needed and we'll make it safe before leaving
  • C2: potentially dangerous. Remedial work is required
  • FI: further investigation needed without delay
  • C3: improvement recommended, but not required for a satisfactory report

Homeowners and businesses

For owner-occupied homes, an EICR is recommended at least every ten years and whenever a property changes hands. For commercial premises, guidance generally recommends every five years, and more often for some types of premises. Your insurer may also ask to see a current report.

EICRs for landlords & homeowners across West Suffolk

Based in Bury St Edmunds, we provide EICRs for homeowners, landlords and businesses in Bury St Edmunds, Thetford, Needham Market, Sudbury, Newmarket, Elmswell, Great Barton and Ixworth, plus the villages in between.

Frequently asked questions

Can't see your question? Call us on 07738 271863 or use the quote form and we'll get back to you.

How long does an EICR take?

A typical house takes around three to four hours. Larger homes and commercial premises take longer. Power is off for parts of the test.

What happens if my EICR is unsatisfactory?

We'll explain every C1, C2 and FI item and give you a separate quote for remedial work. Once it's done we'll issue the paperwork landlords need to show compliance.

Do I need an EICR if I own my home?

It isn't a legal requirement for owner-occupiers, but it's recommended every ten years and is very useful when buying or selling.

Can you deal directly with my letting agent?

Yes. We regularly arrange access through letting agents and send reports straight to them and the landlord.
